The Process.

Our design process closely aligns with The RIBA Plan of Work 2020. This is the definitive model for the design and construction process of buildings. The Plan of Work is organised into Work Stages and sets out the process of briefing, designing, constructing and operating a building project.

Stage 0: Initial Consultation

We begin the process by arranging a consultation meeting with you or your business on site to discuss your project and aspirations.

Stage 1: Measured Building Survey and Existing Drawings

Dependent on the scale of project we will undertake or commission a full building survey of the existing site. This information will form the basis of the existing drawing information.

Stage 2-3: Design Concept and Planning Submissions

Based on your brief we will prepare the initial design options for your project, exploring multiple design options for your consideration. When we agree a preferred design, we will prepare the necessary documents for a Planning Submission to the Local Authority.

Stage 4: Technical Information For Tender

During this Stage, we will develop the Projects Technical Information, including detailed construction drawings and a Building Specification. We will submit the architectural design information for Building Regulations Approval and these documents will be issued for Tender to potential contractors.

Stage 5: On Site Monitoring During Construction

During this Stage we would generally act as the Contract Administrator and architect on the project, overseeing the building works on site. If applicable, we would administer a Building Contract between yourself and the contractor.

Stage 6: Post Construction and Handover

Following the completion of the Construction Phase, we will continue to manage the defects and final assessments following the formal project handover.
